FREQUENTLY ASKED QUESTIONS

  • About how long will my roof take?

Most residential roof replacements take one to two days from start to finish. However, several factors can affect the timeline — such as roof size, pitch (steepness), material type, and whether old layers need to be torn off first.
Weather can also play a role; we’ll always schedule work when conditions are safe and optimal.

Before we begin, our team provides you with a clear schedule and keeps you updated each day so you always know where we are in the process. For larger or more complex projects, such as multi-story homes or buildings with detailed flashing, we’ll let you know upfront if additional time is expected.

  • Do you replace wood?

Yes. During every roof replacement, we inspect the roof decking (the wood structure under your shingles) for rot, mold, or damage. If we discover soft or unsafe boards, we’ll show you photos and explain what needs replacing before continuing.

Replacing damaged decking is crucial — it ensures shingles adhere properly and your new roof lasts its full lifespan. We never cover over bad wood or take shortcuts; your home’s structure and safety always come first.

  • How long does a roof last?

That depends on the material and how well it’s maintained. Here’s a general guide:

    - Asphalt shingles: 20–30 years

    - Architectural shingles: 30–40 years

Regular inspections (especially after major storms) can extend your roof’s life by catching small issues early. We recommend an annual roof inspection to keep warranties valid and prevent costly surprises.

  • How much does a new roof cost?

The cost of a new roof depends on several factors — primarily:

    - Roof size, measured in squares (1 square = 100 sq. ft.)

    - Roof pitch (the steeper the slope, the more materials and labor required)

    - Material type, such as asphalt shingles, metal, tile, or specialty products

    - Existing condition, including how many layers need to be removed

    - Access and complexity, like chimneys, skylights, or multi-level roofs

On average, asphalt shingle roofs in Georgia range from $8,000–$15,000+ for a full replacement, but we’ll provide a detailed, written estimate upfront so there are no surprises. We also help with insurance claims when applicable.

  • Will homeowners insurance cover my roof damage or replacement?

It depends on the cause. Insurance generally covers damage from sudden, accidental events such as wind, hail, or falling trees — but not normal wear and tear or age-related deterioration.

If you suspect storm damage, we can help by:

    - Performing a free inspection and photo documentation

    - Explaining what’s typically covered

    - Meeting with your insurance adjuster (if needed) to ensure nothing is overlooked

We’ll never pressure you — our goal is to help you make informed decisions, whether through insurance or out-of-pocket repairs.

  • “How do I know if I need to replace the entire roof or just repair parts of it?”

It’s a smart question—and the answer depends on a few key factors. If your roof is showing widespread signs of wear (many missing or curling shingles, granules in the gutters, sagging areas) or is approaching the typical lifespan of its material (for common asphalt-shingle roofs, around 20-25 years) then replacing the whole roof is often the best route.

On the other hand, if the issue is more localized—say a small leak around a vent, or a few damaged shingles—and your roof is relatively young and in generally good shape, then a targeted repair can buy you time without the full replacement cost.

At Kingdom Contractors, we always inspect the condition of the underlying materials (decking, flashing, ventilation) when we arrive for the free estimate. That allows us to recommend the most cost-effective solution—repair or replacement—based on your home’s current state and long-term goals.

  • “Will installing a new roof really improve energy efficiency or reduce my utility bills?”

Yes — but it depends on a few things. If your current roof is older or in poor condition, or if it has inadequate ventilation or insulation beneath it, then a new roof with modern materials and proper attic ventilation can indeed help your home perform better. Some of the ways upgrades help:

    - Better shingle or roofing material technology helps reflect heat, reducing attic and upper-floor temps in summer.

    - Improved ventilation and sealing reduce hot-air build-up and reduce strain on HVAC systems.

    - A properly installed roof with solid underlayment and flashing helps eliminate drafts, leaks and thermal losses.

That said, the roof alone isn’t a magic bullet. If your attic insulation is lacking, or if vents are blocked, you may still see limited efficiency gains. During your estimate, our head contractor will evaluate the overall system—not just the shingles—to identify opportunities for lasting performance.

  • “How should I choose a roofing contractor—and what questions should I ask?”

Choosing the right contractor is just as important as selecting the right roof. A well-installed roof with quality materials will only perform well if the crew uses correct installation practices, follows manufacturer instructions, and provides clear warranties. Here are some key things to look for:

    - Confirm proper licensing, insurance and local references.

    - Ask for a written estimate that clearly lists materials, scope of work, timeline and clean-up procedures.

    - Ask how they will protect your property (gutters, landscaping, windows) during installation.

    - Ask about warranties: What workmanship warranty does the contractor provide? What material/manufacturer warranty is included?

    - Ask about ventilation, flashing and deck condition: A good roofer will inspect these and explain their approach.

At Kingdom Contractors, we pride ourselves on transparency: from first contact to final clean-up. We’ll walk you through the process, answer your questions and provide a clear estimate so you feel confident in the decision.
